Labor only estimate. Materials and equipment rentals are customers responsibility unless otherwise specified. Does not include caulk, paint, or stain unless noted. Unforeseen clause: We strive to provide you with the most thorough estimate we can provide, although; when performing renovations there is always the chance of issues that were covered or unforeseen during the initial estimate that may not be found until after we begin work. Like water damage, termites, previous incorrect work, anything resulting in the change of our building plan or method, and etc. Items discovered will then have to be addressed and billed separately. Deposit represents your agreement to this scope of work. Scope does not include any work not listed on this document. Please note, materials (if listed) costs are an estimation and are based on current prices. Prices subject to change based on availability and source. Note: Trash removal or dumpster costs are additional unless otherwise noted. $1M liability Insurance included. 50% deposit required, remaining 50% due on completion.  

Inspections/code amendment/violation clause: Please be advised that when pulling permits for jobs we are required to build strictly to the drawings provided by a licensed architect or engineer. Although we perform our best due diligence to communicate every single detail to be included on drawings, and even after drawings are approved, sometimes inspectors find other issues resulting in a required change order or building upgrade. Any issues like this that may arise will have to be addressed and billed separately.

Weather: If there is ever rain or even the possibility of rain on the day or days you are scheduled to have work done, we will always reschedule. Even if your work is indoors, under no circumstances can we risk the transportation of tools and materials in the rain.
